The development will also generate substantial social and economic benefits for the Royal Borough of Windsor & Maidenhead.
Our proposals will unlock the potential of this iconic employment hub, delivering significant jobs, investment, and infrastructure improvements both locally and across the wider area.

A GLOBAL LEADER
Amazon MGM Studios will deliver a sustainable, high-quality, functional and adaptable employment site, investing in the local economy and contributing to the local community. We aim to exceed expectations as we deliver jobs and investment in the Royal Borough of Windsor & Maidenhead (RBWM).
Over recent years, we have made Bray our home, initially renting the studios to film some of our most important productions and then purchasing the site in 2024.
As the new custodians of the world famous Bray Studios, we are committed to long-term stewardship and investment in the community.
The development project is designed to provide opportunities for all through creating a local skills pipeline in a high-growth sector and positively impacting the surrounding community through local initiatives.

THE SITE:
SECURING THE FUTURE OF A WORLD-CLASS STUDIO
With a rich history as the birthplace of Hammer Horror and recent productions like Rocketman and The Rings of Power, Bray Studios remains a key player in the UK’s screen industry. Amazon MGM Studios, now the owner, is committed to long-term stewardship and community integration.
The new proposals will enable two major productions to run simultaneously, while preserving historic features such as Down Place. Bray’s skilled local crew and proximity to London make it an ideal filming location. The development will also foster local skills and benefit the community through targeted initiatives.

PLANNING
CONSENT
The site at Bray Studios already has planning permission for expansion, obtained by the studio’s previous owner in 2022.
In order to realise the site’s full potential, we are submitting a revised application to replace the existing permission. These exciting new plans and the investment that will follow will help secure the long-term future of the studio, allowing it to sustain high-quality jobs and continue to contribute positively to the local economy.
OUR PROPOSALS
FOR BRAY STUDIOS
We are proposing a world-leading, sustainable production studio that will create a thriving new employment hub for Bray.
Our application will include:

Creating many local jobs across diverse skill sets, with a strong focus on hiring locally.

Investment in public services, generated by substantial additional business rates.

Developing local skills through world-class training opportunities.

Enhancing biodiversity so that nature and wildlife benefit from the project.

A high BREEAM rated development in respect of its environmental impact.

An established programme of contributions to local community needs.

RIVERSIDE VIEWS


HIGHWAYS AND PARKING
We are also proposing to build a car park which will ensure that employees and visitors have secure parking on-site.
The proposed design features aluminium vertical fin cladding to reduce visual impact.
We will provide an in-depth traffic assessment as part of the planning application and provide funding for any mitigation measures required.
We plan to construct a new roundabout to replace the existing T-junction leading into Water Oakley Lane, which will provide safe access to the site. This roundabout will also help to avoid delays for those entering and leaving the site, as well as any traffic on the A308.

The development of Bray Studios represents a major investment in the local economy, creating positive benefits that will be felt by residents and businesses across the Royal Borough of Windsor and Maidenhead.
PROVIDING WORLD-CLASS TRAINING
The increased capacity at Bray Studios will create unique opportunities for learning and development and on-the-job training across multiple crafts and departments to upskill trainees and begin real careers.
We already work with trusted local partners such as Screen Berkshire, ScreenSkills, and the National Film and Television School to provide world-class training, placing almost 40 trainees and funding over 533 weeks of paid training across core departments on our projects in the last few years.
Development at Bray Studios will allow us to continue creating these opportunities for the local community, with productions at the new, expanded studios expected to create over 200 career-launching opportunities prioritising local talent over the next five years.
CREATING QUALITY LOCAL CAREERS
The film and television industry is an increasingly important part of the UK economy. The proposed development at Bray Studios will support a total of 3,285 full time jobs across the UK, with around 1,735 jobs created in Berkshire.
STRENGTHENING THE WIDER ECONOMY
Between 2018 and 2023, Amazon MGM Studios’ production activities added an estimated £1.3 billion in value to the UK’s GDP and supported more than 19,000 jobs across the country, with RBWM set to benefit further from the expansion of our operations at Bray.
Productions at the expanded Bray Studios will contribute an estimated £1.74 billion to the UK economy over its first ten years of operation. The expansion will also help secure future investment into local services by providing a long-term source of business rates for the council.


SUSTAINABLE DEVELOPMENT
RESPONSIBLY DELIVERED
We are designing Bray Studios to meet the BREEAM ‘Excellent’ standard, ensuring environmental responsibility is at the heart of the development.
A DEVELOPMENT MADE FOR THE FUTURE
One of our key priorities in designing this proposal has been ensuring that benefits to the community will be sustainable in the long-term.
- The project will create a steady stream of high-quality local jobs.
- The design will be carefully considered to ensure it is the appropriate scale and mass, respecting the site’s rural setting.
- The proposal will protect the natural and historic character of the site, preserving its legacy for future generations to enjoy, including the restoration and conservation of Grade II-listed Down Place.
PROTECTING THE ENVIRONMENT
We will deliver a Biodiversity Net Gain, with new planting and habitat creation.
We are committed to delivering a development aligned with Amazon’s Climate Pledge to reach Net Zero Carbon by 2040 and RBWM’s own environmental goals.
Key measures include:
- All-electric new stages powered where possible by on-site renewable energy.
- Biodiversity net gain, with new planting and habitat creation.
- Rainwater harvesting and sustainable drainage systems.

SUPPORTING
COMMUNITY
A key part of our vision for Bray Studios is a commitment to contributing positively to the local community. We recognise that a successful development must not only provide economic benefits but must also minimise disruption to residents and meet community needs.
That is why we are taking proactive steps to be considerate neighbours and integrate seamlessly into the local area.
Beyond providing jobs, training and tax revenue, Amazon MGM Studios will support the Royal Borough through initiatives and sponsorship. We have already delivered 150 new computers for RBWM libraries. As plans progress and our role in the community grows, we are committed to contributing even more.
MINIMISING DISRUPTION
We recognise that traffic is a key concern for residents with any development. We are preparing a detailed Transport Assessment for our application and will take steps to ensure that any additional traffic will be kept to an absolute minimum, including:
- A staff travel plan prioritising shuttle buses, car sharing and cycling.
- Investment in electric vehicle charging infrastructure.
